What areas do you serve in the DMV?

We primarily serve Maryland, including Montgomery County, Prince George’s County, Charles County, Anne Arundel County, Howard County, and surrounding communities. We also handle select projects across the Washington, D.C. and Northern Virginia regions depending on scope, access, and scheduling.

For larger or specialized work—such as commercial builds, site work, ADA improvements, or multi-phase renovations—we’ll review location details during our initial conversation to confirm feasibility and timeline.

What types of projects do you handle?

BuildLux works across both residential and commercial sectors, including renovations, remodeling, commercial construction, ADA ramps, concrete work, foundations, outdoor living spaces, site grading, and drainage improvements.

We focus on projects where clean execution, communication, and durability matter. Whether it’s a single concrete pour or a multi-phase commercial build, we tailor our approach to the complexity of the job.

What kind of warranty do you offer?

We stand behind our work with a workmanship warranty on labor, plus pass through any manufacturer warranties on materials (like decking, roofing systems, finishes, etc.).

Warranty details are spelled out in your contract, so there’s no confusion about what’s covered.

Do you charge for estimates?

For most residential and light commercial work, our estimates are free. These include site visits, measurements, and written proposals outlining your project scope.

More technical projects that require engineering input, detailed planning, or multiple walkthroughs may include a preconstruction fee. We explain this before scheduling so expectations stay clear.

How do you ensure projects stay on budget?

We begin with a detailed written proposal, outlining materials, labor, and projected timelines so you know exactly what you’re paying for. Transparency is our priority from day one.

Once work begins, all changes—big or small—are documented through written change orders so nothing shifts without your approval. This process protects your budget and prevents surprises.

Who will be my main point of contact during the project?

Your project will have a dedicated project manager or director responsible for scheduling, communication, and coordination. They keep you updated at every stage of the work.

This single-point communication ensures clarity and prevents mixed messages, especially on multi-trade or multi-phase projects.

What kind of support can I expect after the project?

Our team remains available for any questions, touch-ups, or adjustments. We stand behind our work and are committed to long-term client satisfaction—even after the final walkthrough.

Do you use subcontractors?

We operate with a core in-house crew for key scopes (concrete, site work, framing, select finishes) and bring in trusted, vetted subcontractors for specialty trades like electrical, plumbing, HVAC, and certain finishes.

Everyone on-site is expected to meet the BuildLux standard for safety, quality, and professionalism—whether they wear our logo or not.

How do you handle changes during the project?

Changes happen, and we handle them professionally. Every adjustment is documented through a written change order explaining what’s changing, the cost impact, and any schedule adjustments.

This keeps the project organized, prevents misunderstandings, and ensures all work remains aligned with your goals.

Do you pull permits, or do I need to?

We handle permits for any work that requires them, including documentation, submissions, and coordinating inspections. This ensures your project meets local code and passes all required approvals.

Some small exterior or repair projects may not require permits. If that’s the case, we’ll explain why and how local regulations apply to your specific job.

How do payments work?

Payment schedules are based on the size of the project. Smaller jobs typically require a deposit to secure materials and scheduling, with the remaining balance due at completion. Larger renovations or commercial projects follow a simple milestone schedule that is outlined clearly in your contract.

We accept most common payment methods, including credit/debit cards, ACH transfers, checks, and digital payments. All payment expectations are communicated upfront so there are no surprises during the project.

Will my project create a mess?

Some mess is unavoidable, but we maintain clean, organized job sites throughout the project. Tools, materials, and debris are kept in designated areas, and we clean up regularly.

A final cleanup is completed before your walkthrough so the finished space is ready to use.

Can you work around business hours or occupied spaces?

Yes. For commercial clients, we can schedule work around operating hours, complete phases during off-hours, or create safe access zones to keep your business running.

We coordinate directly with facility managers to reduce disruption and maintain safety for staff and visitors.

Timelines vary by scope, but we always provide a realistic schedule before starting. Concrete projects may take only a few days, while decks, patios, or fencing typically require a week or more.

Larger renovations or commercial builds take longer depending on complexity, inspection requirements, and material lead times. You will be updated throughout the process.

Do you work with both homeowners and commercial clients?

Yes. We serve residential clients, property managers, business owners, churches, schools, retail centers, and general contractors who need a dependable trade partner.

Each project receives the same level of attention and professionalism, regardless of its size or type.

Can you help with design, or do I need an architect?

For smaller projects like decks, patios, fencing, and basic remodeling, we can help with layouts, material recommendations, and design concepts.

Large structural renovations or commercial work may require architectural or engineering involvement. We’re able to work with your team or connect you with trusted professionals.
